A. Remove existing asphalt roofing. Replace sheeting as needed.
Install Certainteed Architectural Landmark Lifetime Shingles Moire Black, with ridge vent and drip edge B. Remove existing white K gutter. Replace with new K gutter
and downspouts color- white
C. Install one 25″x48″x.75″ MDO two sided flat non carved sign supported by 2
square posts wraped in vunyl sleeves. Sign to have black vinyl background with
off white and yellow lettering and accents
OR
Install one 41.25″x48″x.2.5″ HDU two sided flat carved sign same colors as above
but with auto clear coat and gold leaf instead of yellow. Both designs include the
small hanging sign at bottom with off white background and black lettering.
D. At the rear and sides of the property line. Remove existing fence. Install a black
commercial grade aluminum fence, 4 ½’ high, spear top, similar to the new Ways
Garden fence.
E. Remove existing non compliant ramp. Install a new ramp at the rear & east
side of the former
church to meet ADA
requirements.
Possible applicable Standard #2-Removal of distinctive materials or alteration of features, spaces and
spatial relationships that characterize a property will be avoided. K-Style Gutters are often found in
1945 and newer buildings.

316-312 Campbell Street (box 3002 wmsp)
Two and one half story Victorian eclectic house with rusticated siding. 4 by 2 bay. Multi- gabled
asphalt roof. Pointed windows in
attic, first floor windows are tall and
thin, one over one double hung.
Bracketed flat lentils on second floor
with lentils. Double entrance way &
transom. Wood porch with tapered
round posts and arches set upon
cement deck. Pediment has
decorative carving over the entrance
way porch. Rear garage. Out
building facing Acme Place. Quoins
added. Extensive fire 2023.
A. Repair fire damaged roof structure. Remove existing shingles. Install slate look metal replacement
roofing Erie Roofing manufacturer, Alpine Green color with all recommended trims and Rhino
membrane.
B. Repair as needed all damaged wood trim, brackets, doors and rusticated siding to match original in
wood material and appearance.
C. Paint building same colors as existing. Body 1001-3a Velvet Beret Trim Awe- 8002-9A (same as
existing) and gold accents.
D. Replace 4 rectangular front wood windows, 2 pointed arch-Cathedral windows (3rd floor) and 1
formal glass block filled – badly damaged windows with made to wood order replacements that match
the existing pane style, profile and fit the existing openings.
E. Install new ½ round gutters and round downspouts with galvanized or steel, painted to match fascia
trim. Copper gutter is also an acceptable material.
Note: Applicant provided information regarding materials including metal slate-look roofing, and
replacement windows to meeting. Standards: see Preservation
Brief 16-Use of Sub Material- Metal is mentioned as possible roof
substitute. PB#9 – Repairing historic windows. #5. Distinctive
features, finishes, construction techniques or examples of
craftsmanship that characterize a property shall be preserved. #6.
Deteriorated historic features shall be repaired rather than
replaced. Where deterioration requires replacement of distinctive
feature, new shall match the old in design, color, texture, other
visual qualities and, if possible, materials.

1889 Three story, brick and wood, Victorian eclectic house. Two
by two bay, multigabled asphalt roof. Clipped gable roof dormer
with triple, rounded head mullioned windows. Bracketed gable
with wood shake shingles, and diagonal mullions on triple
window. One half circle window on west side and one story
protruding bay on west. Two story protruding bay on east with
tent roof. One over one double hung windows. Wooden porch
with round wood posts and balusters. Lattice under porch.
Pedimented entrance way. Wrought iron railing front steps.

324 Walnut Street
1900 Three story stucco Victorian eclectic with Italianate influences. Flat roof with large eaves, heavily
bracketed cornice, two belt courses, wood window frames of predominately 6 over one pane style.
Three story porches front & rear. Revise Sept 2024 COA for repair of the mansard:
A. Remove the Mansard roofs.
B. Install manufactured wood trims at mansard area.
C. Any rotted wood trim pieces on the building above 1st and 2’d floor will be replaced with like
material and look the same as original
D. Remove loose or damaged stucco. Prepare and patch per accepted masonry standards, with proper
mixes of portland, sand, lime and bonding agent. Finish coat to match original.
E. Paint building-Ben Moore Manchester Tan HC-81 body, Ben Moore Mayflower Re HC81, trim.
